developer-side team contractor experience

The industrial and logistics sector doesn't need more consultants. It needs people who've actually built things.

Development success isn't just about securing land, planning consent or tenant demand. It's about what happens between contract award and practical completion and that's where the wrong advisory team can cost you millions.

At Procter Street, we do things differently and it starts with where our people come from.

We've walked a mile in the contractor's shoes

Procter Street is led and staffed by professionals from contractor-focused backgrounds former project managers, commercial managers and planners who have spent years on the delivery side of major construction projects.

That experience shapes everything we do. We understand how decisions made at client level actually land on site commercially, operationally and contractually. It allows us to protect developer interests without creating friction, delay or false economy.

What this means for you:

  • Pragmatic advice grounded in real delivery experience

  • Commercial decisions that work in practice, not just on paper

  • Earlier risk identification and fewer surprises post-contract

  • NEC processes used properly not defensively or retrospectively

Our background allows us to:

  • Challenge contractors credibly and constructively

  • Anticipate claims, compensation events and programme risk before they materialise

  • Maintain momentum without sacrificing commercial control

  • Run NEC processes as intended collaborative, transparent and proactive

Our Core Services as NEC Specialists

NEC Project Management Delivery ownership from mobilisation to completion;programme management, early warnings, compensation events and stakeholder coordination.

NEC Commercial Management Cost control and contract administration informed by real contractor behaviours, from feasibility cost plans to final accounts.

Programme Management Structured, developer-focused programme control aligned to MSP, PRINCE2 and APM best practice.

NEC Supervision Experienced supervisors ensuring quality, compliance and effective interface with delivery teams on site.

What this looks like in practice

We've applied this approach across some of the UK's most significant industrial and logistics developments:

Radlett Rail Freight Interchange (SEGRO) — c.£300m, 3 million sq ft An employment-led industrial and logistics development. We provided full client-side project management of infrastructure and highway works, deploying a team of 10 experienced associates to manage all NEC project, planning and commercial functions across every contract with a relentless focus on the interface between developer and contractor.

H-Park, Heywood (Russell LDP) — c.£250m, 2 million sq ft Industrial, logistics and residential development projects. We built value engineering options into early design to maximise developer returns, provided regulatory support across the EA, local authority and statutory bodies on a complex site, managed preconstruction during the planning period, and ran procurement to ensure best value splitting and managing packages where appropriate.

Northern Gateway, Atom Valley (Russell LDP / Harworth JV) — c.£250m, 120 million sq ft An employment-led development across Bury and Rochdale. We led early-stage regulatory and planning coordination, managed multi-discipline technical assessments, took a programme-led approach to de-risk submission, and identified cost efficiencies through bundled assessments.

The bottom line

If you're a developer in the industrial and logistics sector, ask yourself this: does your advisory team truly understand what happens on the other side of the contract?

If the answer is no, we should talk.
